What Is BIM and Why Does It Matter?

Building Information Modelling (BIM) is the process of creating and managing digital representations of the physical and functional characteristics of a building. At BIM Level 2, all project participants work with discipline-specific 3D models that are shared in a common data environment. This enables design coordination, clash detection, and accurate asset management throughout the life of the building.

The UK Government mandated BIM Level 2 for all centrally-funded construction projects from April 2016. For specifiers and engineers working on public sector schemes, this means every piece of installed equipment — including water regulation products — must have a corresponding BIM object available for inclusion in the project model.

Why BIM Objects Matter for Water Regulation Products

Products such as booster sets, break tanks, pressurisation units, and backflow prevention assemblies occupy physical space, require service clearance, and connect to specific pipework configurations. Accurate BIM objects allow these spatial and connectivity requirements to be checked at the design stage — avoiding costly clashes and installation problems on site.

Including the correct BIM object also ensures that asset information — model number, warranty details, service intervals, and compliance data — is embedded in the building model from the outset, supporting the facilities management function throughout the building operational life.
